VA Rates
VA Rates are at historical lows. However we do not
publish rates on our website for several reasons.
1, rates change daily and often during the day. It
would be difficult to keep the website updated which
is required by law. Next, your credit history can
affect your interest rates. So any published rate
may not apply to you.
CAUTION: Be aware of websites that publish low rates.
They may not be in compliance with
the law, or the rates are probably teaser / low introductory
offers just to get you to apply. Many of these websites
don't even provide mortgages, they are just
collecting names and numbers to sell to dozens of
lenders.
If you’re shopping for low VA rates, then you
need to speak with a mortgage broker. Mortgage brokers
have access to dozens or even hundreds of lenders
and can easily shop the best rates and lowest fees.

Rate locks
When you apply for a VA loan you may be quoted the current VA rate. However, since rates change daily, (often several times a day) be aware that the rate could change. We normally lock in interest rates when your application is completed (with your approval) and ready to send to the underwriter for final approval. We must be cautious when doing this. Underwriter’s are taking 45 days or more to give the final approval. Rates are normally locked for 30 days without fees. If your locked rate expires, and you loan has not received final approval for funding, it could reset to the current VA rate, unless a fee is paid to extend the lock period.
We do everything we can, to assist the underwriters in completing the loan package as quickly as possible, but the fact is, historically low interest rates and low home prices have caused a surge in loan applications that are delaying the process.
